Can I extend my house in BR1?

Bromley town and the residential streets around it: what to check before you offer. Places in this outward code include Bromley, Sundridge, Plaistow.

The council and the usual tests

BR1 is in the London Borough of Bromley. Householder extensions are usually judged against the Bromley Local Plan, in particular the design policy for residential extensions, the side-space policy for two-storey work, and the general design policy that protects neighbours. Those are policies 6, 8 and 37 in the 2019 plan. A review of the plan is in progress, so check the wording in force when you apply.

Bromley town centre has conservation areas. Streets a few minutes away do not. A postcode-level check matters more than the outward code. Permitted development rights are not removed just because you are in a London borough, but an Article 4 direction or a condition on the estate’s original permission can remove them on a particular road.

What a report adds

The public record of decisions is in the Planning London Datahub. A report for a BR1 address pulls the nearby householder decisions, rates eight common projects, and lists the constraints the national datasets show at that point: conservation area, Article 4, Green Belt, listed buildings, flood zone, woodland and the rest. It will not invent an approval rate for the whole of BR1.

Check with your council. Rules change, and every house is different.
