Terms of supply

Address Insight · Anvime Consulting Limited · 6 Prykes Drive, Chelmsford, CM1 1TP · hello@addressinsight.co.uk

These terms are the contract between you and Anvime Consulting Limited, trading as Address Insight, for a digital planning-intelligence report sold at www.addressinsight.co.uk. English law applies, and the courts of England and Wales have jurisdiction. If you are a consumer, you also keep any rights that the law does not let us exclude.

A report is a written description of constraints and nearby planning decisions for the address you give us. It is not professional planning advice, a survey, a valuation, or an application. Planning permission, a lawful development certificate, prior approval and permitted development are never guaranteed. Ratings describe the record we could read. They do not predict the decision on your drawings.

You confirm that the address and email are yours to use for this purpose. You agree, at checkout, that we start preparing the report immediately. That agreement is how the 14-day cancellation right in the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 is waived for digital content once the report has been supplied. Until it is released, you can cancel for a refund. After release, the Consumer Rights Act 2015 still applies if the report is faulty or not as described.

For addresses in Bromley, the report is usually ready within 12 hours of payment. For other addresses we cover, it is usually ready in 1 to 2 working days. If it is not sent by then, it is sent from the draft that is ready. A priority order is prepared first. It does not change the answers. Paying more does not mean a project is more likely to be allowed. Public sources, and the fact that permission is never guaranteed, are set out in the disclaimer.

We may refuse or refund an order we cannot honestly complete, including a postcode we cannot locate. Our liability for a report, except for death or personal injury caused by negligence, fraud, or anything else the law does not let us limit, is limited to the price you paid for that report. We do not accept liability for a purchase, a design, or a build that you make in reliance on the report.

A paid customer receives one code when their first report is delivered. The code takes 20% off one report, on Essentials or Detailed. You can share it. Each person can use a code once, on their first report. You can use your own code once, on a later report for a different house. It cannot be used on the order that created it. If more than one code is offered, only the larger discount applies. A code has no cash value, and it cannot be exchanged for cash. We can disable a code.

Every 3 paid orders by other people who use your code earns one Essential report credit. Your own order does not count, and a refunded order does not count. A credit lasts 12 months from the day it is earned. It has no cash value. At checkout it makes an Essential report free, or it takes the Essential price off a Detailed report, including a Detailed report prepared first. If a qualifying order is refunded, the progress toward the next credit is reversed. A credit that has already been used is not returned as cash. If the order a credit was used on is refunded, and the credit has not expired, the credit returns to the account.
