How much extensions cost
Wide ranges only. Get quotes. Prices move, and every house is different.
Rough bands people meet
These are wide bands talked about in the mid-2020s, not a price for your house and not a statistic from one council. A simple single-storey rear extension is often quoted somewhere between about £20,000 and £60,000 or more, depending on size, kitchens, structure and finish.
A loft conversion is often quoted from about £30,000 to £70,000 or more. A two-storey extension is often quoted from about £50,000 to well over £100,000. A straightforward garden room can be under £15,000, or past £40,000 if it is large and highly finished.
What moves the number
London labour, a tight site, steels, a new kitchen, underfloor heating, and a basement all push the price up. A garage conversion that stays inside the existing shell is usually cheaper than a new extension.
Get at least two builder quotes after you have drawings. Do not offer a price for a house that only works at the bottom of a range.
Check with your council. Rules change, and every house is different.
Questions
Why such wide ranges?
Size, finish and the state of the house change the quote more than the postcode slogan. A range is honest. A single figure would be made up.
Does the report include a build cost?
No. The report is about what you could probably build, not a builder’s quote.
