How long planning takes
The official target for a householder application is 8 weeks. Real life can be longer.
The usual clock
In England, the target for a householder application is 8 weeks from the point the council accepts it as complete. Bigger applications have a longer target, often 13 weeks.
The clock does not start while the council is waiting for a form, a fee, or a drawing they say is missing. Neighbours are usually given 21 days to comment.
If it drags, or if you appeal
Councils can agree more time with you. If they do not decide, you can appeal for non-determination. An appeal against a refusal often takes many months, not weeks.
A certificate is often quicker than a full application, but it is not instant, and it can be refused.
Check with your council. Rules change, and every house is different.
Questions
Will I get a decision in 8 weeks?
That is the target, not a promise. Some councils are slower. Ask them for their current times before you book the builder.
Does prior approval take 8 weeks?
The larger-home prior-approval route has its own shorter clock, often 42 days. If the council does not object in time, the work can proceed, subject to the rules.
