What this report is

A plain guide to the report you get before you offer, or before you talk to an architect or planning consultant.

Three steps

You enter the address. We check what was approved and what was refused on similar homes nearby. You get an easy-to-read report showing what you could probably build.

Each common job gets a simple verdict. Likely yes means nearby homes were mostly allowed to do that job. Maybe means it depends. Probably not means nearby homes were mostly refused, or a rule usually blocks it.

The report is not a letter from the council saying yes. Drawings still get their own decision.

What we leave out

We do not copy drawings or maps. We leave out people's names and house numbers. A reference is enough to find the public record.

We also say what we could not check. A tidy report that hides its gaps is the dangerous kind.

Questions

Is a likely yes a planning permission?

No. It means similar homes nearby were mostly allowed. Your drawings are still decided on their own.

When should I order one?

Before you make an offer, or before you talk to an architect or planning consultant about an extension or a loft.

Check with your council. Rules change, and every house is different.
